Rent-to-own agreements allow tenants to purchase a home after a lease period. Upfront option fees range from 1% to 5% of the purchase price, and monthly rent premiums of $100 to $500 above market rent are common. Purchase price is often set at current market value.

Option Fee

The option fee (non-refundable) is typically 1% to 5% of the home's purchase price. For a $200,000 home, that is $2,000 to $10,000. This fee is sometimes credited toward the down payment if you buy.

Monthly Rent Premium

A portion of your monthly rent (usually 10% to 20%) goes toward the future down payment. This premium adds $100 to $500 above the going market rent. The total extra paid over the lease term can be $6,000 to $18,000.

Final Purchase Price

The purchase price is locked in at the agreement start—often today's market value. With appreciation, that can be a good deal. However, if prices fall, you may end up paying above market. Closing costs range from 2% to 5% of the price.
